  • Can you hold a place before I apply?

    We rent homes on a first-come, first-served basis. A completed application and required fees are needed to secure a property. We recommend applying as soon as possible if you're interested.

  • What payments are due at move-in?

    Move-in costs vary, but typically include the first month’s rent and a security deposit. In some cases, last month’s rent may also be required. Exact details will be provided during the leasing process.

  • How old do I need to be to apply?

    Applicants must be at least 18 years old to enter into a legally binding lease agreement.

  • Is the security deposit refundable?

    Yes. Your deposit is refundable, provided the property is returned in good condition beyond normal wear and tear, and all lease obligations are fulfilled. Deductions may apply for damages, unpaid rent, or cleaning fees.

  • When is a cosigner required?

    Owners are welcome to review our standard lease agreements. We typically handle lease execution on your behalf.

  • How do I apply for a rental?

    You can apply online or in person. A completed application, application fee, proof of income, and valid ID are required to process your application.

  • How is rent paid?

    Owner disbursements are processed on a regular monthly schedule via direct deposit or mailed check, after rent is collected and expenses are reconciled. Most owners will receive funds around the 10th of each month.

  • Can I have a pet?

    Pet policies vary by property. Always review your lease and contact management before bringing a pet into the home. Some homes allow pets with an added deposit or monthly pet rent.

  • What if I want to move out but my roommate wants to stay?

    All tenants are jointly responsible for the lease. If one roommate wishes to stay, they must qualify on their own or secure an approved replacement tenant through management.

  • How do I give notice when moving out?

    Security deposit amounts are based on tenant qualifications and generally equal to one month’s rent. We ensure all deposits meet legal requirements.

  • How soon Who handles maintenance and repairs?can you start managing my property?

    Routine maintenance and repairs are handled by the property management team. Tenants are responsible for damage caused by misuse or negligence. Submit all requests through the tenant portal for prompt service.

  • What are the qualifications for Lineage units?

    We evaluate each application across three main areas. For credit, a score of 625 or above is approved, while 549 or below is denied — scores in between may qualify with a guarantor. Income must be at least 2.5x the monthly rent; applicants who fall short of that threshold are welcome to apply with a cosigner. For rental history, we require no evictions within the last three years. Finally, regarding criminal history, no felonies within the past year are permitted, and any charges older than a year that could pose a risk to other tenants — such as drug distribution, assault, or abuse — will also be considered in the review.
