Should You Sell or Hold?
Most homeowners wrestle with this exact question — and there's rarely an obvious answer. If you're torn between cashing out today and keeping your home as a long-term investment, you're in good company.
The truth is, both paths can be the right one. Selling now gives you a lump sum you can redeploy or use to simplify your life. Renting keeps you in the game — building equity, generating monthly income, and capturing years of appreciation you'd otherwise hand to the next owner. Which wins out comes down to your numbers, your timeline, and what you actually want your money doing for you.
For example, a $500,000 home with a $300,000 mortgage renting at $2,500 a month could build roughly $308,000 in combined equity and cash flow over 5 years, assuming 4% annual appreciation — try the calculator below with your own numbers to see what your specific property could do.
Note: The "Years to Hold" field allows you to project how long you might keep the property before selling. This input is important—it calculates the year the property would be sold and automatically includes associated selling expenses in that year. These “Other Costs” may include things like agent commissions, capital gains taxes, and depreciation recapture. As a result, expect to see a noticeable spike in expenses for that year if you choose to sell.

What does "years to hold" mean in this calculator?
It's how long you plan to keep the property as a rental before selling. The calculator uses this to determine which year to apply selling costs like agent commissions and capital gains taxes, so later years will show a cost spike in that final year.
What's the difference between cash flow and equity in this calculator?
Cash flow is the money left over each month after collecting rent and paying expenses. Equity is the ownership value you build through mortgage paydown and appreciation. The Financial Outlook table tracks both separately, year by year.
Is renting out my house a good investment in Utah?
It depends on the property and the market. Strong rental demand along the Wasatch Front and steady appreciation have made holding worthwhile for many owners, but a property with weak cash flow can still be a better sale than a rental.
